TENDER NOTICE
Subject: Invitation for competitive tender for providing legal assistance for purchase of property in Stockholm .
1. Sealed tenders are invited from professional law firms with a minimum experience of three years in this field.
2. The scope of the work would be as follows:
- To prepare a promise of sale-purchase agreement incorporating the basic principles of the transactions agreed between the parties; [this should not have any financial implications.]
- To carry out all due diligence from legal angle on the title/deed and other documents pertaining to the property; to ensure that the property is free from all encumbrances (mortgage etc.)
- To make a written report, after making legal analysis of all the documents and deeds;
- To ensure the feasibility for the purchase of the property after legal analysis; drafting and finalization of Sale–Purchase Agreement in accordance with local regulations.
- To monitor the sale–purchase process until signature, payment and transfer of title/registration of property.
- To coordinate with the appropriate authorities and Notary Public for completing the process of acquisition of the property and obtain all necessary permits and
authorizations.
3. Interested parties / firms may submit their Financial bid in a sealed envelope for providing legal assistance.
4. Contract amount, once agreed to by the firm, shall not be increased at any point of time.
5. Bidders would be required to furnish the information and submit documents, as per the attached proforma and would quote fixed price. VAT should be mentioned separately.
6. Prices quoted in the financial bids of the tender should remain valid for acceptance for 90 days from date of closing of tender, without any price escalation for whatever reason.
7. The bidding firm will have to submit 'Financial Bid' in a sealed cover. Financial bids of only those bidders who met the technical criterion in Para 1 above would be opened to award the contract. Financial bids of bidder [s] who do not meet the technical criterion will not be opened.
8. A Bid shall be treated as successful only after the competent authority in the Embassy of India has approved it in accordance with the terms of the Tender Notice. Embassy of India shall send the notice of acceptance to the successful lowest Bidder.

2. LAST DATE FOR BID SUBMISSION: 1600 HRS, THURSDAY, 9TH JANUARY 2019.
3. DATE OF OPENING FINANCIAL BIDS: 1500 HRS, FRIDAY 10TH JANUARY 2019.
10. Experienced & registered firms are invited to submit bids in sealed covers to the office of the undersigned by 1600 hrs on Thursday, the 09th JANUARY 2019. Technical Bids will be opened at 1400 hrs on Friday, the 10th January 2019 at Embassy of India, Stockholm.
